What is the Fettler Park Small Area Plan?

The Fettler Park study area is at a pivotal moment, with increasing development and redevelopment interest driven by its strategic location along the Route 1 and Route 234 corridors, proximity to Interstate 95, access to regional transit and adjacency to major employment, tourism and civic destinations. While the Prince William County 2040 Comprehensive Plan provides broad guidance, the absence of a small area plan has limited the county’s ability to coordinate land use, economic development, infrastructure investment, parks and open space, and placemaking in a comprehensive, place-based manner. As a result, incremental development pressures risk missing opportunities to strengthen connectivity, enhance community identity and deliver coordinated public benefits.

Prince William County is launching a small area study for Fettler Park that will build on the 2040 Comprehensive Plan.

Success Criteria for the Fettler Park Small Area Plan

  • The Fettler Park Small Area Plan will establish a market-informed vision that integrates economic development, development and redevelopment strategies, parks and open space planning, and site activation.
  • The plan will evaluate opportunity sites, underutilized properties and public assets to support employment growth, small business development, housing choice and activation of public and private spaces.
  • A key focus will be improving pedestrian, bicycle and transit connectivity between neighborhoods, activity centers, parks, trails and civic destinations, while expanding access to parks, recreational amenities and open spaces that contribute to public health, wellbeing and quality of life.
