This pop-up engagement session aimed to gather direct input from local residents regarding their long-term vision for the Vint Hill Corridor Small Area Plan. The feedback collected provides critical insight into community priorities for future growth. Key themes from the public input include:

    Agricultural and Open Space Preservation: Strong support for protecting existing farms, parks, and natural open spaces to maintain the area's rural character.

    Commercial and Entertainment Amenities: A recognized need for evening activities, specifically family entertainment venues like movie theaters and community breweries.

    Food Access and Agricultural Commerce: High interest in local farmers markets, cafes, and healthy grocery retail options.

    Recreational Infrastructure: Strong preference for a community recreation center, featuring a pool and a children's splash pad.

    Community Design: While residents expressed a desire for modern commercial and entertainment amenities, they emphasized that new development must remain compatible with the area's rural character.

    Multimodal Connectivity: A clear need for expanded pedestrian and bicycle infrastructure, including safe, connected multi-use trails.

    The Prince William County Planning Office is developing a Small Area Plan, or SAP, for the Vint Hill Road Corridor, a strategic initiative designed to balance growth, protect rural character and strengthen economic opportunity in one of the county’s most distinctive areas.

    In response to high growth demands and the need for further land use planning along the Vint Hill corridor area, Brentsville District Supervisor Tom Gordy issued a directive in 2024 to conduct a small area plan for the Vint Hill Road area. The plan, shaped through community input, will outline a balanced approach to managing future development in a way that celebrates the corridor’s identity and sense of place.

    The new SAP will help guide how the area evolves, preserving its agricultural roots while creating opportunities for new economic activity, housing and infrastructure improvements that reflect community values.

    Small area plans provide detailed planning and visioning at a local level. Each plan outlines economic development goals, design guidelines and strategies for land use, environmental resources, and infrastructure that reflect a community’s character and long-term priorities. The Vint Hill Corridor SAP will build on the county’s 2040 Comprehensive Plan and supports the goals outlined in the county’s Strategic Plan, particularly the objectives focused on sustainable growth, mobility and a high quality of life for residents.

    The Planning Office will lead the development of the Vint Hill Corridor Small Area Plan in partnership with residents, business owners and community stakeholders. The plan will evaluate key issues such as housing, transportation and economic development while ensuring that growth remains equitable, sustainable and aligned with community priorities.

    “What is great about a small area plan is that it is tailored to the context, needs and opportunities of a specific place or community,” said Tanya Washington, Director of the Planning Office. “The Vint Hill Corridor Small Area Plan gives the county and the community the opportunity to lay out a vision and strategies to guide future development, community facilities and amenities to meet the needs of residents and businesses in the Vint Hill Road corridor area.”

    Public participation will be central to the planning process. Residents, business owners and community members are invited to attend a community kickoff meeting on Monday, Nov. 17, 2025, from 6-8 p.m. at Patriot High School, 10504 Kettle Run Road, Nokesville, VA. During the meeting, attendees will take part in collaborative roundtable discussions focused on shaping the Vint Hill Road corridor vision for the future, addressing transportation needs and highlighting the area’s unique character.

    Participants can register in advance for the kickoff meeting through the project webpage at PWC Works – Vint Hill Corridor Small Area Plan. The PWC Works project page will also serve as the primary resource for information, updates and engagement opportunities throughout the planning process. Residents can sign up for email updates on the page to receive notices about future meetings, milestones and draft plan releases.
